Putting your house on the market can be a stressful experience, but if you know your house better than anyone else, you may be the most ideal person to do the selling. Generate interest in the home and increase foot traffic by publicizing the house with a flier. Fliers are simple marketing materials made from a standard sheet of copy paper that offer a great deal of real estate for descriptions and pictures of the home. Create house for sale by owner fliers on one of a number of different computer programs and get ready to start showing.
Instructions
Using Word
1. Open Microsoft Word. Click the File tab at the top-left of the workspace. Select New. Double-click the Flyers button. Double-click the Real estate flyers file folder. Double-click either the New listing flyers or For rent or sale flyers file folder. Scroll through the flier templates. Double-click a flier and within a few moments, the flier opens in a new Word window.
2. Click once on the photo of the home included with the flier. Press the Delete key to remove it. Click the Insert tab at the top of the screen. Select the Picture button. Browse to a photo of the outside of the home and double-click the file name, adding the photo to the flier. Repeat to add more photos, such as the home's inside or backyard.
3. Highlight the placeholder address on the flier. Type over it with your home's address. Repeat to highlight and type over the placeholder text boxes detailing the home's bedrooms, floor plan, upgrades, which appliances are staying and any required repair work.
4. Type over text boxes to include the home's asking price, contact information for the seller, open house or touring dates and make an appointment.
5. Click the File tab, select Save As and save the flier to your computer.
Using Paint
6. Open Paint, click the Paint button in the top-left corner of the screen and select Open. Browse to a photo of the house for sale. Double-click the image, which opens in the Paint workspace. Click the Paint button again and select Properties. Type 8.5 into the Width box and 11 into the Height box. Select Inches from the Units column and click the OK button. When the Paint workspace reopens, drag the house photo into the center of the flier.
7. Select a colored square from the small boxes in the Colors section of the ribbon/toolbar at the top of the screen. Click the text tool, which looks like an A in the tools section. Click the top of the flier. Choose a font and a text size.
8. Type For Sale By Owner and the home's address or a description of the home such as Red Brick Colonial. Click below the photo of the home, change text color and size if desired and add the additional home information, including layout, local schools and attractions, homeowner fees, community amenities and parking issues.
9. Select a different colored square. Click the Fill with color tool, which looks like a tipping can of paint. Click anywhere on the white space of the flier, which fills with a background color. Skip this step if printing on colored paper.
10. Click the Paint button, select Save As, name the flier and save it to your computer.
Using Publisher
11. Open Publisher and click the Flyers button under the More Templates section of the Available Templates screen. Scroll through the flier templates in the Real estate section or double-click the All Real estate file folder for more options. Double-click a flier template and it opens in the Publisher workspace.
12. Click into the main headline text box on the flier and the words become highlighted. Type over them with the attention-grabber for the house for sale flier, such as Just Listed by Owner or Owner Prices Home to Sell Fast!
13. Highlight and type over the other information boxes on the flier.
14. Press and hold down the Ctrl key on the keyboard. Click once on each placeholder house photo on the flier. Press the Delete key to remove them. Click the Insert tab at the top of the screen. Select the Picture button. Browse to a photo of the home and double-click it to add it to the flier. Repeat to add more images.
15. Click the File tab. Select Save As. Give the flier a name. Save it to your computer.
